Loan Purposes

There are many reasons to use bridging finance as part of your investment strategy. Below are some of the most common purposes our borrowers use for our finance.

Need quick funding to purchase an investment property? Red Kite Lending can provide up to 75% of the value of the property to assist your purchase, giving you time to secure long term finance or to complete refurbishment works before selling.

Have existing finance in place that is expensive, doesn’t allow refurbishments, or coming to an end? At Red Kite Lending we keep things simple, speak to us about refinancing your existing loans to a more flexible product

Have an eye on a property going to auction? We can provide indicative terms pre-auction to give you the confidence to bid, quickly completing the finance when the auction is completed.

Is your development loan coming to an end on a part-completed or completed project? Here at Red Kite Lending, we can refinance your existing development finance to allow you the time needed to finish works or sell the finished properties.

For non-structural refurbishments we can lend all or part of the refurbishment costs of a project up to 90% of the value of the property on Day 1, provided that the end value when works are completed reduces our loan below 70%.

Need to release capital from a property you own for a deposit or to fund a new project? Red Kite Lending can finance against your existing investment property portfolio to enable this, both on a 1st Charge basis.

Energy-efficient renovations or developments are to be carried out that will improve a properties EPC rating (C+).

Motivate

Bridging and development loans for these purposes will be offered for these purposes will be offered a lower margin per annum under our Green Kite product.

Innovate

For every completion under our Green Kite product, we will donate towards the planting of 10 trees through National Trust.
